Beach Lovers Seek Shore Communities with Ocean Views

With  a new wave of luxury single-family homes, condominiums and townhomes being developed along the Jersey Shore, discerning homebuyers have been reviewing their options in architecturally impressive designs, lavish features and gorgeous ocean views.

Among the noteworthy new developments is Diamond Beach, a 96-unit condominium complex located on the west side of Ocean Boulevard in Lang Branch.

“About 50 percent of the homes have now been purchased,” says Jodi Stasee, director of marketing and sales for The Kleiner Group, the developer of Diamond Beach.  “We’ve been meeting with dozens of interested buyers each week, and with the Summer season now in full swing, we anticipate the next 60 days to be busier than ever.”

With the condominium building now complete, prospective buyers no longer have to visualize the lifestyle, Stasse says.

“When they visit us, they get to live and breathe it first hand,” says Stasse, noting that quick deliveries are available on most of the homes.  “The fantastic response we received at our model home grand opening this Spring showed how desirable a home at the Jersey Shore is.  Nearly 100 visitors came to tour the beautifully furnished model and 10 other finished homes.  Many guests were so impressed with the style, location and amenities that they signed contracts on the spot.”

Diamond Beach is among the many new gated communities and multi-unit dwellings that have been popping up along Ocean Boulevard in the now revitalized City of Long Branch.  The condominium homes at Diamond Beach include two bedrooms. Two-and-one-half baths, with up to 2,500 square feet of living space.

The two-level penthouses offer nearly 3,000 square feet of space.  Penthouse owners enjoy a grand mezzanine loft areas, which can be utilized as a third bedroom.  Penthouse residents also have access to more that 1,600 feet of outdoor space, with multiple-level balconies, a rooftop terrace and a private rooftop garden.

On-site amenities will include a two story fitness center, an ocean-view pool, and community center for card games and billiards.  A library and a wide-screen theater system also will be included in the center.  Residents also will benefit from a 24-hour concierge service, two floors of underground parking and personal storage rooms.

“With a Jersey Shore lifestyle, you can enjoy everything from relaxing days at the beach to an entertaining nightlife in the area.  The social scene in revitalized Long Branch has escalated in the past few years, providing a taste of South Beach with a touch of Manhattan chic,” Stasse says.

Miles of white-sand beaches stretch to the north and sought of Diamond Beach, and residents are in proximity to routes 36 and 18, the Garden State Parkway, I-95 and the New Jersey Turnpike.  Manhattan is also accessible via ferry service or a nearby express train.

Thousands of new housing units have also been brought to the market over the past decade in the Wildwoods, where K. Hovnanian Homes is closing out sales on The Tides at Seaboard Point, a community of 96 luxury waterfront condominiums surrounded by the Atlantic Ocean in the Hereford Inlet.

Homes at The Tides at Seaboard Point range from 1,960 to about 2,500 square feet of living space.  Each unit features three or four bedrooms, two or three baths and covered parking for one car.  Some designs offer a second-story loft.

The community’s location is an amenity unto itself, says Randy Hix, a sales manager for K. Hovnanian Homes.

“North Wildwood is a truly beautiful area-one that our home owners have told us time and again is the location they have been looking for,” he says.

The City of North Wildwood covers an area of 1.8 square miles along the southern New Jersey Coast on land identified as Five Mile Beach, which is renowned for its expanses of clean, white sand.  North Wildwood is an easy drive from Philadelphia, Washington, Baltimore and New York, ideal for those who want to live year-round at their home at Tides at Seaboard Point.

Home owners will have access to a host of amenities within an outside of the community.  The focal point at The Tides at Seaboard Point is a community clubhouse with fitness center, an outdoor swimming pool and tennis courts.  The community is adjacent to a marina and a short walk to white sandy beaches, the boardwalk and year-round recreational and historical events.

“North Wildwood has a diverse nightlife to please all ages,” says Hix, noting that Cape May, Avalon, Ocean City and Stone Harbor are all a short drive away.  Philadelphia and Atlantic City are close by for work or play, and the Atlantic City Expressway and Garden State Parkway make commuting outside the immediate area easy.  Atlantic City International Airport is less than one hour away.

The Tides at Seaboard Point isn’t just home to discerning home owners.  Prior to construction, crews discovered two species of heron nesting on the site.  Before building began on the homes, K. Hovnanian constructed a 3.6 acre avian preserve so the herons, as well as other birds, could nest safely.  An additional 76 percent of the 20-acre tract was restored as open space.

Also in Cape May County, sales have opened for oceanfront condominium homes at The Grand at Diamond Beach.  The new community features 124 one-to-three bedroom residences, complemented by resortlike services and amenities.

All models feature deluxe kitchens with granite countertops and gourmet stainless-steel appliances, opulent master bathrooms, walk-in closets, hardwood floors, private verandas and covered parking for two cars.

According to Eustace Mita, of Achristavest, LLC, one of the developers, the 12-story complex combines traditional seaside architectural styling with high-quality modern construction, and overlooks an expansive waterfront recreation area with two swimming pools and a wide expensive of privately owned beach.  Other on-site amenities include a spa, a fitness center, concierge service and an activity center with event rooms.  The tiered building offers private verandas and spectacular views of the ocean.

Most of the sales at The Grand at Diamond Beach have been to people who live within a three-hour drive, but there have been inquiries from across the country.
